The "Money" Repairs (Do These First)
These are the items that most often cost you a deposit dispute, a bad review, or a maintenance callback if they're skipped:
- Drywall patching: nail holes, furniture dings, and the inevitable doorknob hole behind a bedroom door.
- Touch-up paint: scuffed hallways and trim read as "neglected" in listing photos.
- Caulking: fresh caulk around tubs and sinks instantly makes a bathroom look clean and prevents mold complaints in Charlotte's humidity.
- Door & lock function: every door should close, latch, and lock — and the entry locks should be re-keyed or smart-lock codes reset between tenants.
The Safety Items Inspectors and Guests Notice
- Smoke & CO detectors: test, replace batteries, swap any unit past its date.
- Loose railings and handrails: a wobbly stair rail is a liability, not a cosmetic issue.
- GFCI outlets: make sure kitchen and bath outlets trip and reset correctly.
- Toilet and faucet leaks: a running toilet or dripping faucet is a guaranteed complaint — and a slowly rising water bill.
The Airbnb-Specific Extras
Short-term rentals live and die by reviews, and guests notice details a long-term tenant might overlook:
- TV mounting in living rooms and bedrooms — clean, level, wires hidden.
- Smart locks & video doorbells for keyless check-in and security between guests.
- Furniture assembly for new beds, desks, and patio sets when you refresh the space.
- Blinds, towel bars, and shelving securely installed so nothing comes loose mid-stay.
